In Black Lotus every villa consists of 52 weeks/shares of which 48 is for sale. The remaining 4 shares are set aside for maintenance ensuring a perfect villa without decay. Your share in the villa of your choice lasts forever. You are a 100% co-owner of a villa that you can share with your friends or family as you please. The shares you purchase also grants you access to the GreeScape resort; the backbone of the Black Lotus resort.
The freedom to choose
Our personal freedom is more important than ever and for this reason we leave the choice of weeks you want to own entirely in your hands. And should you face the dilemma that you are unable to occupy your villa in the weeks you have chosen, you have the full option to exchange your weeks with other owners of the villa or you can rent out your weeks. As an alternative you can leave it to us to rent out your weeks for you.
Expenses kept at a minimum
With the fractional ownership concept the periodical expenses are kept at an absolute minimum as all expenses are shared among all owners of the villa. This means that the individual cost for having the villa is relatively low. The only expense you are obligated to pay is the yearly common fee.
Legal transparency
Black Lotus has an ownership structure that provides a complete transparency in your investment as well as for any of the future expenses. A copy of the contract for purchase of a villa in Black Lotus is provided upon request so you can have a lawyer validate it. We are happy to answer any and all questions that you might have as it is important for us that you have a complete and satisfactory understanding of our concept prior to making a purchase.
The contract is tailor made for each villa/property and regulates the running costs, maintenance and terms of use to obtain a transparent as well as fair base for the individual owner of the villa/property.
Black Lotus is creating a ownership-union for each property that is managed by the respective owners of the villa. Our management team will handle all practical aspect and there will only be a need for a minimum of contact between the individual owners as everything is handles electronically through our online portal. This includes yearly owners meetings, voting for additional purchases (i.e. bigger/newer television set etc.) to the villa. Everything is handled electronically for ease of process.
We have created a very easy to understand set of legal papers for each villa/property. Each villa/property is guided by a strict set of legal terms and conditions removing any future questions or twist that might normally occur when there are multiple owners of one property. We are convinced that these approaches will benefit all and contribute to a more relaxed and worry free ownership experience for all residents/owners of the villa/property.
